Effect of Air Pollution on House Value : A Case Study in Jeddah

This paper is concerned with the effect of air pollution on house value in the city of Jeddah, Saudi Arabia. A survey was conducted to obtain the required information on house value and related factors through interviews with 126 households, while pollution data was obtained from a study prepared by the Meteorological and Environmental Protection Administration. The principle component technique was utilized in the analysis of the data. Results showed that pollution was the third component to affect house value, after structure variables and the socioeconomic characteristics of the neighborhood. The 11.58% variation in housing value due to pollution indicates that, for a single family home, an increase in sulfur dioxide and nitrogen yields on average a marginal damage of up to SR 114,343. This is a reasonable explanation for the difference in house value between units located in the northern part to those of similar characteristics located in the southern part of Jeddah.
